The cost of leasing industrial warehouse space is soaring in many US cities threatening already struggling small businesses. We are conservative investors, finding the industrial building that may not have modern amenities but functions well for warehousing. Our model encourages many entrepreneurs and family businesses to operate in underserved communities. This creates jobs and value for the local economy.  As small business owners, we understand the barriers to entry and enjoy working with tenants to see their businesses thrive.  Our business success depends on transparency, flexible leasing, and most of all the success of the businesses we serve.

Tenants range from large national distributors to regional and local small businesses.  The tenant base includes import/export distributors, school districts, hospitals, recycling, fabrication, last-mile retail distribution, self-storage, printing, manufacturing, retrofitting, and automotive.
